About the project

Located on a small plot within Bratislava’s business district, the project responds to significant urban and technical constraints. The primary challenge was an extremely reduced site footprint combined with the need to respect the daylight requirements of the surrounding buildings.

The result is a five-storey residential building with a compact massing, accommodating two apartments on each floor. Every level is designed individually, with a unique layout tailored to orientation, scale, and lighting conditions. This spatial variability maximizes the potential of the limited footprint while offering diverse living typologies within a single structure.

The culmination of residential comfort is expressed through the front façade, conceived as a system of movable elements. These allow the character of the living space to shift throughout the year—during winter, the terrace can be enclosed and absorbed into the interior as a winter garden, while in summer the façade fully opens, naturally connecting the apartment to its surroundings.

The reinforced concrete structure remains exposed across all floors, introducing a raw and authentic aesthetic to the interiors and clearly articulating the building’s structural logic.
